Pet Policy

A maximum of one pet per home. Dogs must be on a leash at all times when outside your apartment. There is an additional monthly charge of $35. Dogs may not exceed 25 pounds in weight and both dogs and cats must be spayed or neutered. Breed restrictions apply.

The following pets are restricted:

• – monkeys
• – ferrets
• – snakes
• – rabbits
• – reptiles
• – aquariums

Parking and Storage

• – Numbered parking stalls are assigned. Second autos park in unnumbered stalls.
• – Additional assigned storage is located in each building.
• – There is no charge for assigned parking or additional storage.

Leasing Qualifications

The minimum acceptable approval criteria for tenants in the Mattco Equities portfolio are as follows. If any one of these criteria are not met, the application will not be approved.

• 3X base rent in gross monthly income for the household
• Positive credit history, for all members of the household, which means 675 or higher
• Rental verification from current landlord, for all members of the household
• No landlord-tenant disputes on credit report

Guarantors will be considered on a case by case basis by the property owner if the tenant does not meet all the standard approval criteria. The minimum acceptable approval criteria for a guarantor to be considered are:

• 5X rent in gross monthly income
• Positive credit history, which means a minimum of 700 credit score

Acceptable income documentation for tenants

• If the tenant/guarantor is an employee of a company:
• • Two most recent paystubs, no more than 60 days old
  • For a new job, offer letter and employment verification from Supervisor

• If the tenant/guarantor is self-employed:
• • Six months of bank statements, showing regular deposits of an average of 3X the rent for 10 minutes and 5X the rent for guarantors
  • Tax returns acceptable if thanks statements are also provided

• If the tenant/guarantor is retired:
• • Six months of bank statements
  • SSI/pension letter
